Applying at Tradition at Palm Aire is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 72 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

​Most applications are reviewed within 72 hours of submission. Our leasing team will contact you with a decision and any next steps.

To complete your application you will need:
- A valid government-issued photo ID
- Proof of income (see acceptable income sources below)
- Pass Snappt and application screening
- Application fee payment
- Administrative fee payment

​Applicants must have a combined household gross income of at least three times the monthly rent. For example, for a $1,000.00 apartment, a minimum income of $3,000.00 per month is required.

We accept:
- 2 most recent pay stubs
- Most recent year tax returns (self-employed)
- Official job offer letter on employer letterhead (less than 60 days of hire date)
- Bank statements from the last 2 months
​- Other: Pension, 401K, benefits of award letters & Investment fund accounts

If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.

The shortest lease term available is seven months and is available at a premium monthly rate. Contact our leasing office for current availability and pricing.

We offer flexible lease terms ranging from 7 to 15 months. Contact our leasing office for pricing by term length.

​A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full requirements.

On move-in day, you will have a scheduled time to meet our team to pick up keys, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full through the resident portal. Proof of FPL & renters' insurance must be entered, before keys are released. Complete your inspection form within 48 hours via your resident portal.

Before moving out, please schedule a walkthrough, return all keys and ensure the home is in original condition. The security deposit will be processed within 30 days per state law via regular mail.

Yes, a security deposit is required at Tradition at Palm Aire. Please contact the leasing office for more information on the deposit.

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law. ​

​Yes. All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.

Absolutely -- we will do our best to show you your specific unit. If model only: We offer tours of representative model homes. Your unit will be freshly cleaned and move-in ready. ​

Yes. All second-floor apartment homes feature a private interior staircase leading directly to your home. Our one- and two-bedroom, second-floor apartment homes also include a second screened-in balcony and a versatile den/flex space, while our three-bedroom, second-floor apartment homes include the same spacious den/flex area without the second balcony.

​Our apartments feature 8-foot ceilings throughout. Select floorplans offer *22-foot ceilings -- ask our team for availability.

Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in good, or like new condition. Please complete your move-in inspection within 48 hours via the resident portal.

Absolutely! We will note your preferences -- corner apartment, lake view, first or second floor etc. Our team will do their best to match you. ​

Availability changes quickly! We recommend applying and submitting your application to place a hold as soon as possible. Contact our leasing office for current availability.

Our leasing team will present you with comparable alternatives matching your preferences if we have available. ​

​We will notify you approximately 90 before your lease expiration with renewal options. To renew, let our team know & you will sign your renewal online.

Rent can be paid securely through our Resident Online Portal using MoneyGram, debit, credit, or ACH bank transfer.

Rent is due on the 1st of each month. A late fee will be applied if rent is not received by the 3rd of the month.

In addition to monthly rent, residents are responsible for:
- Water and sewer (based on usage)
- Monthly pest control fee
- Monthly valet trash fee
- Reserved parking
- If applicable, a one-time pet fee per pet
- if applicable, monthly pet rent per pet

Early termination is possible with 60 day written notice. An early termination fee of 2 months' rent will apply. Please review your lease or contact our office.

Yes. Tradition at Palm Aire is wired for high-speed internet. ​

Internet service is available through Frontier. Frontier is our preferred/exclusive provider, offering fast speeds. Please contact Reggie at 813-402-8220.

Yes. Complimentary Wi-Fi is available in the clubhouse, fitness center and pool area.

Electricity is provided by FPL. Contact them at 1-800-226-3545 or visit their website. We recommend doing this upon approval before move-in.

​Yes! Our professional maintenance team is available to assist. Standard maintenance is done in the order that it is received, Monday- Friday. Emergency maintenance 24/7.

​Standard requests are typically completed within 1-3 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.

​We do not offer furnished apartments, but our team can recommend local furniture rental services.

All homes include a washer and dryer. ​

All homes at Tradition at Palm Aire include:​

- Flooring: Wood-style plank flooring in living areas, carpet in bedrooms. Some select floorplans have tile or wood style plank throughout

​All floorplans offer patios or balconies.

​Per fire safety regulations, open-flame/charcoal grills are not permitted on patios or balconies. Community grilling stations are available at Front Pools & in the Bier Garden.

​No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.

​Paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.

​Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

​Residents are welcome to add compatible smart devices.

Yes! The clubhouse is available for private reservations. A reservation fee for every two hours as well as a cleaning fee is required. Come into the leasing office to book. Availability is first-come, first-served. Contact the leasing office for more information.

The pool is open daily from dawn to dusk. Hours may be adjusted seasonally -- check the resident portal or contact the office for updates.

​Yes! Open year-round, weather permitting. During those chilly months we do have a heated lap pool & spa.

Yes! Tradition at Pam Aire features a gorgeous, relaxing Bier Garden where you can grill, play Bocce ball, or enjoy smores at our community fire pit. We also love our furry friends who love our large dog park! These spaces are available for all residents & their furry friends!

No. As a community of two-story apartments, elevators are not applicable. If you have accessibility needs, please contact our leasing team.

Each resident is assigned a parking space. Guest parking is available.

One reserved parking spot is assigned to each apartment home. ​

​Each home includes one assigned parking spot. Additional resident & guest parking is available throughout the community.

No, Tradition at Palm Aire does not offer recycling at this time.

Valet Trash is collected and bins should be placed outside by 6PM and returned inside by 9AM. On non-pick-up days we have the community trash compactor available 24/7.

​Packages are delivered directly to your apartment.

​Every apartment home has a storage space. Additional on-site storage is not currently offered.

Bicycles should be stored inside, or on your screened in balcony. ​

​Yes. Quiet hours are 10:00 PM to 9:00 AM daily.

​You will have full access to all amenities beginning on your move-in date. Your key fob will be activated at your move-in appointment.

​Yes! We welcome pets at Tradition at Palm Aire. We allow up to 2 pets per home. Breed and weight restrictions may apply -- see our full pet policy on our website

We welcome cats and dogs:
- Max pets: 2 per home
- One-time pet fee per pet
- Monthly pet rent per pet
- Weight limit: 80lbs
- Breed restrictions: On our website or you may contact us
- Yard responsibility: Residents must clean up pet waste, including prompt pet waste removal.
All pets must be registered.

​Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times.

​Yes! Guests may use guest parking areas. Please be mindful of neighbors and avoid blocking or parking in numbered spots.

Guests are welcome to stay for up to 7 consecutive days without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant. ​
